Villa Rental Rules in Ibiza: Licences, Deposits and What to Expect

Ibiza regulates holiday rentals tightly, and that is good news for guests. Every legally rentable villa carries a tourist licence number issued by the Balearic government. If a property cannot show one, walk away.

The licence number

You will see it on the listing and on the rental contract. It confirms the house is registered, insured for holiday use and inspected for basics like pool safety and occupancy limits. Every property in our villa collection is licensed.

Deposits and payments

Expect a damage deposit alongside the rental balance, usually held by bank transfer and returned within two weeks of departure. Balances are typically due six to eight weeks before arrival, with a deposit at booking. Ask for the payment schedule in writing before you transfer anything.

Occupancy and noise

The licence sets a maximum number of guests, and it is enforced. Amplified music outdoors is restricted after midnight in most municipalities. Events and parties need the owner''s written approval; our team can arrange properly permitted celebrations through concierge services.

Check-in, staff and extras

Most villas include a weekly change of linen and a mid-stay clean. Daily housekeeping, chefs, drivers and security are added on request. Confirm what is included before arrival so there are no surprises on the welcome sheet.
